Basic comparison assumptions: fixed rates, regular principal-and-interest payments, and no loan fees, mortgage insurance, interest-only period or balloon. Add written offer terms in Advanced options to include them. A basic cost result is incomplete if your offers contain excluded charges.

The starting zero amounts exclude these charges and features from the scenario; they do not verify that your lender charges nothing. Replace them with quoted terms before comparing full costs. Enter fees once. Cash-paid points use the starting note balance, including financed fees. If points are financed, enter their quoted dollar amount under fees added to the balance and set cash-paid points to zero.

The note rate stays fixed. Interest-only months are part of the total term, followed by principal-and-interest payments over the months left. A balloon requires payoff after that month’s scheduled payment. Taxes, property insurance, HOA, variable-rate changes, daily-interest payoff adjustments and tax effects are excluded.

Put both offers on the same timeline.

Enter the six basic amounts and choose Compare these offers. Your payment and modeled cost comparison will appear here. Editing any input clears the previous result.
