Compare DSCR Loan Quotes Beyond the Interest Rate

A lower advertised rate can still produce a worse fit. Compare written offers with the same loan amount, income assumptions and expected holding period.

Hypothetical fee comparison only

Loan amount on both offers
$250,000
Offer A origination fee
1% = $2,500
Offer B origination fee
3% = $7,500
Extra upfront cost of B
$5,000

If B saved an assumed $100 monthly, the simple fee-only break-even would be 50 months. This is not an APR comparison or an actual quote.

Ask the lender to define its coverage calculation

Request the exact numerator and denominator behind the quoted DSCR: what income is accepted, what expenses or reserves are deducted, and which loan or housing payments are counted. A coverage ratio calculated one way should not be compared directly with a different definition.

The OCC describes NOI-based DSCR in commercial lending. That does not mean every investor-loan product uses the same method. OneDEAL’s model is a planning calculation, so reconcile its expense treatment with the written lender worksheet before using a ratio to predict eligibility.

Make a side-by-side term sheet

For each offer, record requested and approved principal, rate and whether it can change, amortization, interest-only period, maturity or balloon date, points, other fees and required reserves. Separate a reserve that remains yours from an expense paid to someone else.

Also ask what remains unverified. A quote based on an estimated appraisal or projected rent may change when those assumptions are reviewed. Date each quote and record any expiration or rate-lock conditions.

  • Property type, location, occupancy and entity assumptions.
  • Current versus projected rent and required documentation.
  • LTV, coverage requirement and all cash-to-close items.
  • Prepayment, extension, recourse and balloon provisions.
  • Third-party costs and costs due even if the loan does not close.

Stress the exit before choosing the offer

The fee example divides $5,000 by an assumed $100 monthly saving to produce 50 months. It ignores amortization differences, taxes, opportunity cost and prepayment charges. If your expected hold is only twelve months, that simple comparison already asks a useful question: will you stay long enough to recover the extra fee?

Run lower rent, higher expenses and a later refinance in the calculator. A small rate advantage should not distract from a balloon you cannot fund or a cash-to-close requirement that consumes every reserve. Get unresolved terms in writing before deciding.
