COMPARE LIKE WITH LIKE
The lowest rate is a starting point, not the whole answer.
There are no verified offers to sort here yet. If verified offers become available, OneDEAL will order them by lowest interest rate, then lowest payment within comparable groups. Interest-only bridge debt will not be ranked against a fully amortizing rental loan.
01 — Put offers in comparable groups
Match the loan purpose, principal amount, currency, term, amortization, fixed or adjustable rate, payment basis and quote date. Compare DSCR, flip, bridge, construction and multifamily programs separately; the category name alone does not make two offers comparable.
02 — Read rate, APR, payment and term together
The interest rate is not the all-in cost. Review APR where supplied and applicable, required points, whether the payment includes taxes and insurance, the interest-only period, and any balance due at maturity. A low initial payment can mean a larger later payment or balloon.
03 — Open the fee and exit details
Before acting, compare origination and closing fees, discount points, draw fees, inspections, required reserves, extension costs and prepayment conditions. Any future advertised rate that requires discount points must show those points next to the rate. Other upfront fees can sit in expandable details, but they must remain accessible before an application.
04 — Choose the category that matches the project
DSCR / rentals: compare the lender’s income and debt-service definitions. Fix & flip: review rehab funding and sale assumptions. Bridge: identify the repayment or refinance exit. Construction: understand draw schedules and completion requirements. Multifamily: verify unit limits, occupancy and the actual debt structure.
05 — Stay in control of your application
These informational links open the provider’s own website without your calculator inputs. No loan request or lead sharing happens on OneDEAL. Any future lead-sharing feature would require you to select the lenders, review the specific information and explicitly consent before sending it. Approval, pricing and availability remain the lender’s decision.
