Your cash toward the home price, excluding closing costs. Enter 0 only for a no-down-payment scenario. Choose % to enter a share of the purchase price.

Your payment and mortgage lender research links appear after you calculate. Taxes, insurance, PMI and HOA are optional for the loan-only estimate.

Advanced options: housing costs0 of 4 housing costs entered. Blank costs stay unknown; they are not treated as free.

What belongs in a mortgage payment estimate?

Principal and interest repay the loan. Property taxes, homeowners insurance, mortgage insurance and HOA dues can add to the monthly housing budget. Enter each separately so a low quoted loan payment does not hide the other costs.

A simple payment example

For a fictional $240,000 loan at 0% over 30 years, principal and interest are $666.67 per month. Add $500 in monthly property taxes and $150 in insurance: the modeled total is $1,316.67 before any PMI or HOA. Zero interest is a calculation example, not an available loan offer.

Does the estimate include closing costs?

No. Closing costs, prepaid escrow, repairs, utilities and ongoing maintenance require a separate budget. Taxes, insurance and adjustable loan terms may change. Compare the inputs with your lender’s written terms.

What happens if I pay extra principal?

Use the amortization calculator to compare payoff time and interest with an extra monthly principal payment. Confirm how your servicer applies it and whether your loan has restrictions.
