Which numbers should a rental investor check?
Monthly cash flow measures the modeled money left after costs and debt. DSCR compares the modeled income available for debt with debt service. Cash-on-cash compares annual cash flow with the disclosed initial cash basis. These metrics answer different questions; none is a complete investment decision.
OneDEAL’s public calculation tools are free. Cloud saving is unavailable; keep your own copy of inputs and results. Your entered amounts are not sent to a provider by using these calculators.
