Information we collect

The free manual calculators process the financial, property and loan assumptions you enter. Cloud saving is currently unavailable; previously stored account records are retained until deleted. When you sign in, the platform provides an account identifier and may provide your email address and display name.

Budget planning and optional AI review

The advanced budget planner calculates in your browser and does not automatically save its entries. The standard guidance cards use transparent calculator rules. Copying a scenario brief puts it on your clipboard and does not send it to an AI service. An optional owner-only AI pilot is being tested separately; it is not available to public visitors. When enabled, the owner must review the exact scenario and explicitly consent before it is sent to OpenAI. Only the displayed brief is sent, not bank connections or account credentials. OneDEAL does not save the brief or generated response; a separate usage counter records the number of provider attempts and the month. We request no stored API response, but OpenAI may retain data under its own processing, security and abuse-monitoring policies. AI can make mistakes. If you paste a copied brief into another service, that service’s privacy terms apply.

Renter tools and property handoffs

Renter-budget entries stay in the current page. Rental-search links open an external website; location and budget filters are not sent automatically. The copy button writes your chosen search criteria to your clipboard. The property worksheet keeps a temporary draft in this browser tab for 30 minutes after your last edit or transfer. Applying or dismissing calculator review removes the pending handoff, while the draft remains available until you clear it, close the tab or it expires. This temporary draft is not cloud saving or independent MLS verification. Property addresses, MLS references and entered amounts are not included in analytics.

Editable calculator plans

The budget, debt-payoff and loan-comparison tools let you explicitly save named input snapshots in this browser or download them as JSON plan files. Browser copies use local site storage and are not uploaded to an account. Plan files can contain financial amounts and names you entered. Importing a file validates its format and presents a review before you load its inputs; it does not send the file to OneDEAL, an AI provider or a lender. Calculation results are recomputed rather than restored as verified outputs. You can remove browser copies in the tool, and clearing site storage can erase them. Downloaded copies remain wherever you save them until you delete them.

Budget-to-debt handoffs

If you choose to continue from a linked budget into Debt Payoff, the entered debt list, selected extra payment, budget totals and preparation date are kept temporarily in this browser tab. They are not put into links, analytics events or bank requests. The receiving page asks before replacing current inputs and clears the temporary handoff when you apply or dismiss it. Closing the tab clears its session storage. This handoff is separate from downloaded or browser-saved plans.

PDF reports

PDF reports are generated in your browser from the inputs you choose. Report contents are not uploaded to OneDEAL. Downloaded files remain on your device until you remove them.

Optional owner property lookup

A limited owner-only test can retrieve listing and tax records from RentCast. It sends a property address only after explicit confirmation; it does not send calculator budgets, loan details or account credentials. Returned fields are reviewed before use. RentCast may process and retain the address under its own terms and privacy policy. OneDEAL does not save lookup addresses or results on the server; a separate counter records provider attempts and an approved usage period. Results can be incomplete or outdated, and tax records may reflect an earlier year. Lookup is not available to public visitors during this test.

Traffic measurement

We use first-party traffic measurement to count page views and key product actions. It stores a temporary session identifier and, where browser settings allow, a random browser identifier that expires after 30 days. The browser identifier helps estimate repeat visits across tabs; it is not an account identifier or a fingerprint. Global Privacy Control or Do Not Track prevents this longer-lived identifier, and clearing site storage removes its local copy. Reports count browsers, not verified individuals. Measurement also stores page path, referring website domain, campaign/post tags and coarse actions such as changing an input or completing a valid calculation. Calculator input values and property addresses are not included in these analytics events. Signed-in owner activity and explicitly labeled test sessions are marked so they can be excluded from public-usage reports. It does not store your IP address in the analytics table or create an advertising profile.

How we use information

We use this information to operate and protect OneDEAL Underwriter, improve calculations, respond to support or privacy requests, and retain previously stored account records while cloud saving remains unavailable.

Advertising and cookies

Free educational pages may use third-party advertising services after advertising is activated. Those providers may use cookies or similar technologies to deliver, limit and measure advertising. The underwriting workspace and account area do not contain advertising. Available consent and advertising choices will be presented where required.

Affiliate links

Some pages contain clearly labeled affiliate links. If you choose a RentCast, LawDepot, PocketSmith, SuperMoney or TransUnion link, that provider and its referral platform may use cookies or similar tracking to attribute your visit and a qualifying action to OneDEAL. OneDEAL may receive a commission on qualifying RentCast Pro subscriptions, LawDepot purchases, PocketSmith subscriptions, or SuperMoney Banking, Business Financing and TransUnion Credit Monitoring referrals through FlexOffers. The link does not include your calculator inputs or property address. Your activity on the destination is subject to that provider’s privacy policy and terms.

Financing research

LoanSpark, Easy Street Capital and OfferMarket are listed as potential partners, with no partnership established. Their informational links do not include your deal inputs or referral identifiers. Local category suggestions use your selected strategy and relevant entries only within the page. Separate first-party financing measurement counts section views and provider-link clicks, recording only the placement, provider name, event time and public/owner/test classification. It does not attach browser or session identifiers, selected loan categories, financial amounts or contact information. Global Privacy Control and Do Not Track disable these financing events. External providers apply their own terms and privacy policies when you visit them.

Future partner matching

OneDEAL does not currently transmit your financial or deal information to lenders or other marketplace partners. If optional partner matching is introduced, the information to be shared, the specific lenders you select and the reason for sharing will be presented before submission. Using the free calculator does not authorize partner sharing.

Sharing and retention

We use service providers needed to host and operate the product. We do not sell personal information. We retain information while your account or service use remains active and as reasonably necessary for security, legal and operational purposes.

Your choices

You can permanently delete your OneDEAL account data from Account settings. You may also request access or correction of information associated with your account. Contact support@onedealunderwriter.com for privacy and support requests.

Security

Reasonable safeguards are used, but no internet service can guarantee absolute security. Avoid entering account passwords, Social Security numbers or other unnecessary sensitive information into calculator fields.
